Runkle Canyon LLC is committed to providing charming and safe neighborhoods and recreational opportunities for the Simi Valley community.  Runkle Canyon is the result of comprehensive planning involving hundreds of residents and city leaders, as well as governmental and scientific officials.  With more than 90 percent of its property designated as permanent, publicly accessible open space, extraordinary environmental reviews, and extensive public and governmental participation and review, Runkle Canyon is a planned community done the right way.


Nestled in the southeasterly portion of Southern California's Simi Valley, the Runkle Canyon community is designed to preserve more than 90 percent of the land as permanent open space, while at the same time provide a variety of housing types and community amenities.

Our commitment to protect majestic ridges and hillsides will create a neighborhood with rustic appeal, while adding the valuable amenities of a planned community close to jobs and adjacent to existing development and infrastructure.

Comprised of single-family housing, one acre estate lots and senior housing, Runkle Canyon will supplement nearby neighborhoods, and the Simi Valley community overall.

Village Living and Open Space

Approval of Runkle Canyon by the Simi Valley City Council in April 2004 culminated years of a close relationship with Simi Valley residents and leaders to explore the best uses for the land.

For years the Runkle Canyon team has been well engaged with neighbors, including more than 70 community meetings with residents, and support for the Simi Valley Police Foundation, Simi Valley Education Foundation, Cultural Arts Center, Free Clinic, and fund-raisers for Rotary clubs, schools, and PTAs, among others.

California Style

Permanent open space outlined in the Runkle Canyon Specific Plan creates a unique environment for families and seniors, while providing public recreation opportunities for our neighbors and all residents of Simi Valley.

Runkle Canyon Land Use

Through its history, the property at the north end of Sequoia Avenue has been privately owned and therefore legally accessible only by persons invited or allowed by the property owner. Runkle Canyon will open the property to the public, freeing residents to explore more than 1,460 acres of open space.

Simi Valley residents have a history of appreciation for the surrounding hills. Voters approved the Hillside Protection Standards in the 1980s, and Runkle Canyon is proud to abide by the HPS.

Residents sometimes ask questions about their hillsides, ranging from wildfire protection to nearby land uses. The Runkle Canyon community will include a helipad and water tanks to improve the fire department’s ability to fight brush fires in Simi Valley’s hills.
