SINGLE-FAMILY DETACHED HOMES
The single-family detached homes are located
primarily in the northeasterly portion of the Specific
Plan
area, within and adjacent to the Canyon floor. With the
limitations of the Hillside Performance Standards (HPS),
this area of the property lends itself best to residential
development. The majority of the slopes in the easterly
portion of the property is less than 20 percent, and is considered
developable by the HPS Ordinance. A majority of the proposed
323 homes
in this category will have views of the surrounding natural
open space, however, will be nestled in the canyon and
not visible from the valley floor or the immediate neighbors.
This category of home has lot sizes ranging from 5,500
to 9,000 square feet. Surrounding all of the residential
neighborhoods is a 100-foot wide fuel modification zone
that is adjacent to wildlife and natural slope areas.
This category of homes has lot sizes ranging from 6,000
to
9,000 square
feet. The minimum lot size is 6,000 square feet. Included
within this neighborhood type is a 100-foot wide fuel
modification
zone along those lots that is adjacent to wildlife/natural
slope areas.
SENIOR HOUSING
138 of the Runkle Canyon units will
be senior housing units, detached or attached, located
centrally within the community. In keeping with the goals
and policies of the Simi Valley General Plan Housing Element,
62 of these dwellings will be made available as affordable
senior
housing.
SINGLE-FAMILY ESTATES
25 lots are being proposed as
residential estates, each at least one acre in size. These
lots are dispensed throughout the community, enabling
a
mixture of housing types that offer diversity in streetscapes
and character. The majority of these homes are planned
at connection points with the existing neighborhoods to
preserve the rural feel of the area.
